Learn Due Diligence – From Contract to Closing

One you have a signed Purchase Agreement, the work really begins. You now “CONTROL” the property, and you need to determine whether and how well the seller has actually represented it. You will need to determine your Wish, Want, and Walk scenario from this point on. You must do it accurately, and you must do it quickly, because you are on a time clock, and the seller has taken the property off the market in anticipation of you closing the deal. This is where the rubber meets the road in negotiations, as you may discover deficiencies that the seller was genuinely unaware of. He may (or may not) be willing to renegotiate in light of new information, but here is where to have your ducks in a row, and have your position backed up by rational, objective evidence.

I’m also an experienced investor. I’ve held investments individually, in JV partnerships, and I’ve been involved in investing in Michigan, Illinois, Florida, and New Mexico. I’ve been involved in House hacking, condo conversions, single family and multi unit. As a REALTOR, I’ve been involved in close to 800 transactions in Michigan and Chicago.
